Seal Coating is one of the most economical services that can be performed on an asphalt parking lot, but is vital to the long term life of the pavement.  CPC Asphalt uses MasterSeal MTR, a premium material made from recycled tires.  The seal coat does not alter the existing surface, but rather acts as a guard against the ravishing effects of rain and ultraviolet rays.  It will fill in minor voids, and slow down oxidation, similar to the way paint protects a piece of steel.  CPC Asphalt hand applies the edging around concrete valley gutters, curbs and other barriers, and then machine applies the remaining areas, ensuring a clean, consistent coat.  For maximum protection, a second coat is usually applied.  When performed with crack sealing, seal coating will prolong the life of your investment, and give your parking lot a fresh look that sets your property apart.

How often should you seal coat your pavement?  That mainly depends on the traffic your parking lot receives along with the weather, but a general rule is every two to four years.  The first seal coating is normally performed at one year after a new asphalt parking lot is installed.
